The tiny home movement is still growing, as our Bozeman housing market continues to lag behind demand.


Small second homes are amazing and may offset homeowners' current mortgage costs by adding stand-alone, smaller housing opportunities which generate excellent rental revenue, generational housing solutions, and possible VRBO* options.


Not every tiny home is constructed in the same way, and your personal goals for the property will help you discern the right construction fit for you. When choosing your structure consider:

  • Are you budget-driven? 
  • Is Zero-Waste construction a priority?
  • Does your HOA have construction style restrictions?
  • Do you need the home to be portable?
  • Do you need the home to qualify for financing (now, or in the future?)


Each company listed below has unique benefits that will help outline the right construction style for you. If your HOA requires your second home to look like a traditional home, Foothold or Cosmic will be your best choice. If you'd like the structure to be portable, Morton Buildings has some cool cabin-style homes that can be built on skids. If you are in a rural setting and you'd like your building to be flexible in its use, Morton or Cleary might be your best options.

Foothold Completes First Tiny Home COA in Bozeman

We are lucky to have Foothold in our own backyard, bringing tiny homes to Bozeman's market for unparalleled prices. Based in Butte, MT their Pika Model starts at $90,000 (as of the Summer of 2021) and their luxury model is a modest $210,000, excluding site work.

Foothold Homes, Key Features:

Cosmic ADU is a

Dezeen just released an article featuring the Cosmic ADU, a Silicon Valley Startup "self-powered" home designed to be self-sustaining and potentially add electricity back into your property via the attached solar panels.


Cosmic's price tag is a little heftier than Footholds, with a studio starting at $190,000 and a one-bedroom model starting at $370,000. 


There are two options with the Cosmic solar panels, too: you can purchase them directly, or Cosmic can retain ownership of them (and, therefore, the power it produces.) Check with Northwestern Energy regarding their energy purchase policies before adding a solar option to your property. 


This product, unlike Foothold's, does not arrive on-site constructed but instead in sections like a modular home. The total shipping weight of this home is only 600 pounds, facilitating nationwide delivery! This home-style will still require an on-site contractor to complete the build.


This home is designed to function on a pin and pier foundation, allowing the end-user the flexibility to skip a  traditional foundation and expand the location installation options. Further, this product was designed to function as an ADU addition, stand-alone property, or simply a home-office extension.

  • Ships in sections - only 600 pounds!
  • Requires on-site construction/contractor
  • Models start at $190,000
  • Solar-powered, zero-waste construction



Morton Buildings

A third tiny home option is Morton Buildings. These post-frame constructed buildings eliminate interior load-bearing walls, allowing for open-span construction. 


My Dad was involved with quite a bit of development in the Paradise Valley and Livingston area. Our on-site sales office was a Morton Building Cabin. This very cool structure was totally portable and moved on skids. Further, it was powered by a portable wind generator. It was a relief in Livingston, as you know there were many windy days on-site!


One feature I really liked in this portable cabin was that the main level featured a kitchen, bathroom, and open area. The sleeping area was an open loft space above the porch.


Keep in mind, that these properties do not need to be fully portable, but can be. If you elect to keep the building portable, it may not qualify for traditional financing for a future buyer. 

Morton Buildings, Key Features:


  • Clearspan & timber construction
  • Portable or fixed structure
  • Can be purchased unfinished, allowing you to be your own General Contractor.
  • Structure purchase starts between $150,000-$200,000 for a 2,000 sq' insulated shell.
  • Flexible structure type - Morton Buildings offer shop, home, cabin, etc... options.



Cleary Buildings are pre-engineered residential structures, built on-site. Like Morton Buildings, Cleary Buildings are clear-span construction and are flexible in their construction style. 


Cleary Buildings have models for cabins, single-family homes, pole barns, shops, and more. So whether you are looking for additional structures for farm use, income, or something in between, Cleary could be a great fit. 


These all-metal buildings may be a great opportunity for reduced insurance premiums. Insurance companies like that metal roofs may only have cosmetic damage from a hail storm and may not require replacement due to dents.

  • Flexible structure type - Cleary Buildings offer shop, home, cabin, etc... options.
  • The structure allows for easy future expansion.
  • The finish style can be traditional, contemporary, or something in-between.
